6 Eggs; semi-skimmed milk; croissants; muffins; Tea bags; Instant coffee sachets; Sugar/sweetener sachets; Small Jam & Marmalade pots; Butter portions; Salt & Pepper sachets.  *However, under Covid-19 Guidelines, we are sorry but this has been temporarily withdrawn.

We still provide the following:
1 x Kitchen roll; Tea Towels; Bin liners; Foil; Cling film; Washing up Liquid; Dishwasher pods; Washing machine pods; Handwash (sensitive); 2 x loo rolls/loo.

The Ground Floor

The beautiful oak beamed living area with oak flooring, feature fire place and log burner (electric), Smart 49” TV (Freeview) and high quality, comfortable sofas and chairs makes a cosy place where you can relax. The adjoining dining area has large oak table (with seating up to a maximum of 5) and an oak sideboard.

The oak beamed kitchen with Mexican terracotta tiled floor, is fully equipped with double electric oven, electric ceramic hob, microwave, American style fridge/freezer, dishwasher, washing machine and tumble dryer.

Double doors down a single step take you to the south facing decking area where you can enjoy a meal and the fabulous views over open countryside to the Wrekin.

There is a large downstairs cloakroom with toilet and small hand basin.

The First Floor

The three bedrooms and Shower room are all on the first floor and the bedrooms and landing have oak floors and beautiful vaulted oak beamed ceilings, the bathroom has marble tiled flooring. All bedrooms have Smart TVs and hairdryers, dressing tables with mirror and stool, bedside rugs, fitted wardrobes, and oak furniture.

Bedroom 1 has a Hypnos Super King size Double bed (zip & link) and can be split into two 3ft singles. Tall wall mirror.

Bedroom 2 has two Hypnos 3ft single beds (zip & link) and can be made up as a Super King Size Double bed. Tall wall mirror.

Bedroom 3 is a single room with 3ft single bed with Hypnos mattress.

The Shower room has a walk-in shower, large washbasin, toilet and heated towel rail.

Outside

There is a decked area with garden furniture, a lower patio area with gas BBQ and seating and access to separate garden area. Wander round the owner’s grounds and enjoy the wonderful wildlife and visit their alpacas.

Accessibility Guide

The Hayloft is within the grounds of Sleapford Farm and the property is thought to date back to the early 1800s.  It was sympathetically renovated and extended by the existing owners in 2008 and has beautiful views of the Wrekin to the South.

Carole and David, the owners of The Hayloft, would like to ensure that The Hayloft is the perfect place for everyone to enjoy.  If you have any special requirements then please do contact them before your visit to discuss these with them.

Wifi and Mobile signal.: The Hayloft has BT Broadband (FTTP) with free WiFi.

There may be limited mobile signal strength in certain rooms of the property (depending on the provider).

EV charging: There is an outside 13amp socket suitable for EV.  Please bring your own connection cable.

Taxis are readily available from nearby Telford and Wellington.

Trains: Wellington Station (3.6 miles) Limited Car Parking

Telford Station (7 miles) – Car Parking available

Buses:  The nearest bus station is Wellington (3.6 miles).

Online Grocery Deliveries:  Asda, Morrisons, Sainsbury, Tesco, Waitrose all delivery to The Hayloft.  You will need to mention that The Hayloft is within the grounds of Sleapford Farm TF6 6HQ when placing an order.

Arrival and Car Parking: From the lane there is a 100m drive.  Keep to the left of the stables and you will arrive at The Hayloft.  Parking is on the level gravelled area opposite the front door to the Hayloft (approx. 5 metres away).  You can park directly outside the front door to unload / load the car.  Please advise in advance if you have a mobility problem and help is required with unloading of the car on arrival.

The Car Park area is also the fire assembly point.

Access to the property: There are 2 steps up (14cm and 17cm) with handrail on the right hand side to a small level area outside the front door with a further 18cm step into the entrance to hall / lobby area.  The front door is 800mm wide.

The ground floor is all one level with the dining / living area and entrance lobby all having oak floors.

A single doorway (780 mm wide) leads through from the living area to a back hallway, downstairs toilet and kitchen, all with terracotta floor tiles.  The doorway to the kitchen is 790 mm wide and the doorway to the downstairs loo is 790 mm wide.

The back door (900 mm wide) from the back hallway and the double doors (1160 mm wide) from the kitchen lead to the South facing decking area down a single step of 21cm through the back door and 18.5 cm through the double kitchen doors.

The dining area (approx. 3.98m x 4.30m) adjoins the living area and has a large oak table 2.22m x 1m with 6 oak chairs and an oak sideboard.

The living area / sitting room (approx. 5.12m x 4.02m) has a large flat screen Smart TV with Freeview; DVD Blue Ray player; Marantz Music System, all with remote controls. There is 1 x 3 seater sofa; 1 x 2 seater sofa; 1 armchair; coffee table; various side tables with table lamps.  There is an electric log effect woodburner (1 & 2kw).

The dining and living area are well lit with wall lights and table lamps (on separate switches (labelled)

The Kitchen has standard height worktops and a range of wall and floor mounted units.  The kitchen sink is 1.5 bowls with lever taps.  The kitchen is fully equipped with an electric ceramic hob with overhead cooker hood, built in electric double oven, microwave, fridge/freezer (with ice and water dispenser), dishwasher, kettle, toaster, washing machine, tumble dryer.  There are non-stick saucepans, frying pans and utensils to suit.  Glasses and crockery are all stored in wall cupboards but can be moved if required – please advise at time of booking.  There is a heat detector in the kitchen together with a fire blanket.  It is well lit with down-lighters and under unit lights.

The Under stairs cupboard off the hall contains Consumer unit, Recycle bins, various cleaning materials, cushions for outside furniture.

The Downstairs Toilet is approximately 1.26m wide x 2.30m with small washbasin 810mm high with lever taps and mirror above.  The toilet is 420mm high.  2 x Fire extinguishers.

Access to First Floor:

The stairs (2 half flight) are 730mm wide with central carpet runner, and lead to the first floor from the back hallway.  The treads to the stairs are 19cm high x 24cm deep.  There is oak flooring to the landing and all three bedrooms.  The bathroom has a tiled floor.  There is a Fire extinguisher on the landing.

The Bathroom/Shower Room is approximately 2.54m x 1.20m and the doorway is 800mm wide.  There is a walk in shower with adjustable height shower-head which can also be hand held.  The shower area is 860mm wide x 1570mm long, the entrance to the shower is 540mm.  It is thermostatically controlled with lever and tap controls, one for temperature and one for flow.  The toilet is 420 mm high and the washbasin is 815mm high with lever taps and touch illuminated mirror above. There is a Heated Towel Rail.

All Bedrooms have a Dressing table with mirror, stool and touch control lamp, Electric fan, bedside table/s with lamp/s; bedside rugs, chest of drawers; Fitted wardrobe with coat hangers; Freeview Smart TV with remote control; hairdryer; Torch; Luggage rack; Towel stand and chair (double rooms).  A bedroom chair with arms can be provided, please request in advance.

Towels are provided : Bath Sheet; Hand Towel; Face cloth (one of each is provided per person).

All bedding is provided and is non allergic.  Beds are made up with Mattress protector; fitted bottom sheet; top sheet; duvet; 2 pillows with protector and pillowcase; Bed runner & cushion.

NB: Spare 4.5 tog single duvets (with covers) are stored in Bathroom cupboard if required.

Bedroom 1: Double Room (Size: 4.26m x 3.915m) with Hypnos zip and link Super King Size bed (can be twin beds on request in advance). Doorway 790mm wide.

Bedroom 2: Double Room (size 4.42m x 3.705m) with Hypnos zip and link twin beds (can be Super King Double on request in advance).  Doorway 780mm.  In the event of a fire and the stairs being an unsafe escape route, the low double window (at floor height) is the fire escape route.  It has access to steep outside escape steps (with handrail) down to ground level (Please note, these escape steps are only for use in an emergency).

Bedroom 3: Single Room (size 4.045 x 2.770m) with Hypnos single bed. Doorway 655mm wide. 

What else is provided:

The Hayloft comes fully equipped with all bedding, towels, tea towels, Cleaning products, dishwasher tablets, automatic washing machine pods, Dyson cordless vacuum, ironing board, iron, washing line, pegs, kitchen towel, 2 toilet rolls / toilet.  Each room has individual thermostatically controlled radiators.

Outside: 

The South facing decked patio area, with outdoor large circular table with umbrella and seating for 5, is accessed through Double doors and a single step from the kitchen or back door.  There is a further South facing lower gravel area with bench and 2 chairs together with Gas fired BBQ (available on request) accessed by 4 steps with handrail down from the decked patio area (Steps 690mm wide and 185mm high).

Parking for 3 cars on level gravel area opposite front door.

Assistance Dogs are very welcome at no extra charge.

South facing decking with chairs and table. Very quiet immediate area and pub in walking distance which served a great Sunday lunch (need to book) and were great with allergies if you need that.
